Why it costs more

Cyclones, flood and the cost of risk

Northern Queensland sits squarely in Australia's cyclone belt. Insurers price in a far higher chance of catastrophic damage, and three forces stack up:

Cyclone exposure

Severe wind can damage or destroy a home in hours. The north sees the highest cyclone frequency in the country, so the modelled risk — and the premium — is highest here.

Flood risk

Cyclones bring extreme rain and storm surge. Many northern suburbs are flood-mapped, and flood is one of the costliest perils to insure.

Rebuild & labour costs

Rebuilding in regional and remote areas costs more — materials, trades and logistics are all dearer than in capital cities.

Reinsurance

Insurers buy their own cover (reinsurance) against catastrophes. In cyclone zones that cost is high, and it flows through to your premium.

The cyclone pool

The Cyclone Reinsurance Pool — and what it means for you

To tackle exactly this problem, the federal government set up a Cyclone Reinsurance Pool(run by the Australian Reinsurance Pool Corporation, from July 2022). It reinsures cyclone and cyclone-related flood damage for homes, strata and small business across northern Australia, backed by a $10 billion government guarantee.

The goal is to lower the reinsurance cost insurers carry in cyclone zones — and, over time, to pass that through as lower premiums for northern households. Insurers have been moving onto the pool, so it's worth comparing regularly: the benefit reaches different insurers at different times, which is part of why northern quotes still vary so much.

Managing the cost

How to keep a northern premium in check

Compare across a panel

Insurers price northern risk very differently, so the same home can be quoted far apart. Comparing across a panel is the single biggest lever.

Cyclone-resilient upgrades

Roof tie-downs, screwed roofing, and window or door protection can reduce the price with some insurers — and they protect your home when it matters.

Get the sum insured right

Rebuild costs are higher in the north, so insure for the real rebuild figure — but avoid over-insuring, which quietly inflates the premium.

Review every year

As insurers move onto the Cyclone Pool, northern pricing is shifting. Re-compare at each renewal rather than rolling over.

Questions

North Queensland home insurance FAQs

Why is home insurance in North Queensland so expensive?

Cyclone and flood risk. Northern Queensland sits in Australia's cyclone belt, so insurers price in a much higher chance of catastrophic wind and flood damage. It shows in the data — Queensland's typical premium is well above the national average, and the cyclone-exposed north runs higher again.

What is the Cyclone Reinsurance Pool?

A federal government scheme (run by the Australian Reinsurance Pool Corporation, started July 2022) that reinsures cyclone and cyclone-related flood damage for homes, strata and small business in northern Australia. Backed by a $10 billion government guarantee, it's designed to ease premiums in cyclone-exposed regions over time as insurers pass through the lower reinsurance cost.

Is flood cover included on North Queensland home insurance?

Flood is now standard on most home policies, and cyclone-related flood is reinsured through the Cyclone Pool. What varies is how each insurer defines and prices flood for your exact address — in flood-mapped parts of the north that pricing can be steep, so always check the PDS and compare across insurers.

How much is home insurance in Cairns or Townsville?

North Queensland centres are typically quoted well above the national average. It varies a lot by suburb and flood zone, so get a quote for your exact address.

Can I lower my North Queensland premium?

Sometimes meaningfully. Cyclone-resilient upgrades — roof tie-downs, screwed (not nailed) roofing, window and door protection — can reduce the price with some insurers, and the Cyclone Pool is intended to pull premiums down over time. The biggest lever is still comparing across a panel, because insurers price northern risk very differently.
